| | | | | | | | Background/Summary: | The City’s Code of Ordinances controls and directs the development of land within the municipal limits of the City by way of text and maps.
The Applicant, Berkeley Landing LTD. (hereinafter “Applicant”), is proposing to develop an affordable housing project consisting of 110 rental based units and two live-work units on a parcel located at 3100 Broadway Avenue (the “Property”), identified by Parcel Control Number 56-43-42-28-00-002-0020 and the adjacent parcel located at 3124 Broadway Avenue, identified by Parcel Control Number 56-43-42-28-42-000-0010.
The Property has a split zoning designation of Downtown Residential (DR) and Downtown General (DG). Both zoning districts permit multi-family housing, however, the Applicant desires a consistent zoning designation for the whole Property to support a unified development. Both Downtown Residential (DR) and Downtown General (DG) zoning designations are consistent with the Property’s future land use designation identified as Downtown Mixed Use.
The Planning and Zoning Board reviewed the proposed amendment to the zoning map on September 23, 2021 and recommended approval to the City Council.
City staff find that this amendment to the zoning map is consistent with the proposed use of the site as well as the purpose and intent of the Code of Ordinances for the downtown zoning districts.
The City Council of the City of Riviera Beach finds that the proposed amendment to the zoning map (ZA-21-02) is consistent with the City’s Comprehensive Plan and the future land use designation of Downtown Mixed Use, and it promotes the health, safety, and welfare of the residents of the City and the general public. |
